What you get, what it costs you, and how we work

Most people come to us after weeks of looking at listing portals and finding the same handful of projects, described the same way, by people paid to describe them well. What they are missing is not more listings. It is someone who has seen how these developments actually perform, and who will say so.

Our advisory costs you nothing. There is no fee to you at any stage. Nobilis is remunerated by the licensed estate agents appointed to sell each project, entirely within the selling channel.

What a curated portfolio actually means

We do not list everything. We work with a selected group of developers whose delivery we have watched over years, and much of what we introduce is offered off-market, which means it never reaches the major portals at all.

That selection is the service. Anyone can send you a brochure. Knowing which builder finishes on time, which contract terms are worth arguing about, and which project quietly stopped selling six months ago is a different thing, and it is not available from a website.

What we do for you

We shortlist against your circumstances, not our stock. Your budget, timeframe, whether you are living in it or letting it, and what happens to your position if the market moves.
We make sure the right questions reach your conveyancer. Sunset dates, finishes schedules, what is genuinely included and where the risk sits. The review itself is their work, not ours, and we make sure they have what they need to do it properly.
We coordinate the professionals around you. Mortgage brokers, conveyancers, migration agents and accountants, each advising you in their own right.
We stay through to settlement. Off-the-plan can take one to four years, and the questions that matter often arrive in year three.

Why you can trust the advice

Our business runs on repeat clients and referrals, not on any single transaction. A buyer pushed into an unsuitable purchase does not come back, does not refer anyone, and tends to tell people. The commercial incentive to give you a straight answer is stronger than the incentive to close a deal, and it is not close.

In practice that means if a property does not stack up for your circumstances, we say so. We have told buyers to wait, to look in a different suburb, and to walk away from projects entirely. That is not generosity. It is how the business survives.

What we do not do

We hold no stock of our own, so there is nothing we need to clear. And we are not licensed to give credit, legal, migration, tax or financial advice. Where you need it, we bring in specialists who are, and each of them advises you independently.
